The development once constructed will provide for the establishment of a 581sq.m, purpose built pre-school facility with associated parking and outdoor play areas.
The pre-school will have a maximum licensed capacity of 85 children. The hours of operation will be 7:00am – 6:30pm Monday to Friday excluding public holidays and there will be 12 full time equivalent staff working on the site plus support staff, which is consistent with the Ministry of Education guidelines for staffing ratios for this scale of operation.
The building will occupy 36% of the site (including the area under the verandas). It will consist of two-stories and will be a maximum of 6.6m in height. The ground floor area will accommodate four indoor activity areas. In addition to the children areas, the ground floor will accommodate eight bathrooms/change rooms, a laundry, kitchen, a sleeping ‘quiet’ room with 10 beds, staff room and manager’s office. The first floor will contain a meeting room, office space, bathroom and kitchenette.
An onsite parking area will be created to accommodate 15 car parking spaces and access will be provided via a new vehicle crossing located approximately midway along the front boundary. The new vehicle crossing will be 6.0 metres wide at the boundary and will be constructed to comply with the Council’s vehicle crossing and visibility splay standards.
A 1.5 metre wide pedestrian path is to be provided between the footpath and the entrance to the building. The path is located on the eastern side of the vehicle crossing and is separated from the manoeuvring area. In addition, 14 cycle parking spaces are to be provided.
